| GENERAL CCECA INFORMATION From the September 2008 issue of the Country Clubber "President's Message"..... Residents of Country Club Estates, I have been asked many times to explain the purpose of having a community association. As it states in our Country Club Estates Constitution our purpose is to “maintain and better property values, to support the covenants as they apply to Country Club Estates, to enhance social well being, and provide for the common good of the community.” Let’s briefly review these elements Maintain and Better Property Values: As with most Community Associations it is all primarily about trying to keep a nice, presentable and enjoyable community. If you should sell your house one day you will want the maximum value for your house. The value of your house is not only dependant on the condition of your house and property but also the condition of the surrounding properties. Support The Covenants: At one time Country Club Estates did have covenants home owners had to follow however they have long since expired. Today the “controls” of what can or can not be done to or with your property are the Baltimore County Code & Zoning regulations. These regulations apply to ALL residents throughout Baltimore County. The purpose of these regulations provides for the general welfare, safety and livability standard that helps keep communities presentable and well maintained. Enhance Social Well Being: The community association provides a friendly venue for conflict resolution when neighborhood differences arise. The Civic Affairs committee of Country Club Estates Community Association acts as the liaison in minor resident disputes with the goal of resolving those disputes in a neighborly manner. The Community Associations Citizens On Patrol volunteers help to keep a watch on things when possible. An extra set of eyes looking out for the well being of the community. The Association also provides communication and information through the Country Clubber and the community website. Common Good Of The Community: Community events for Country Club Estates such as Dumpster Day, Community Yard Sale Day, National Night Out are just a few of the things CCECA provides for the community. We are always looking for new ideas to that might be of interest to the community. While not everyone is going to agree with everything a community association may do or decide it is the community as a whole that generally benefits from some form of unity and representation. The Country Club Estates Community Association has monthly open meetings for all residents to attend. We listen to those who voice their concerns or ideas as applicable to the above described elements. CCECA allows for many avenues so that residents may voice concerns or bring issues and ideas to the attention of CCECA via phone, letter, website submissions, email and actually attending our meetings. What are the Functions / Duties of the Board members and Committees of CCECA The CCECA area consists of generally the roads highlighted on the following map display below. The CCECA has a set of ByLaws & also a Constitution that governs the processes of the Association.
